AIP Capital Group · Houston, Texas

Affordable homes, shared well. Our goal is to house 325 people.

We buy existing single-family homes in Houston and turn them into clean, well-run co-living homes, where people rent a private room at a price that gives them room to get ahead. We hold every home for the long term.

What is co-living?

A private room, a shared home, one simple rent.

Co-living is renting by the room. Each resident has their own private, lockable bedroom and shares the kitchen, living room, and laundry with a few housemates. Rent is usually a single payment that covers utilities and internet, so there are no surprise bills.

For a lot of working people, co-living is the difference between paying for a whole apartment they can barely afford and having money left at the end of the month. For the house itself, it puts every bedroom to good use.

  • Private bedroom, shared common spaces
  • Lower move-in costs than a typical apartment lease
  • Furnished rooms with utilities and Wi-Fi included
  • Clear house rules and an owner who answers the phone

Why Houston

Houston has a reputation for being affordable. For many renters, it isn't.

Rents look low next to New York or LA, but incomes for Houston renters are low too, and the gap is growing. That's where a well-run room for rent can help.

55.5%
of City of Houston renters were cost-burdened in 2024, paying more than 30% of their income on housing. That's about 293,000 people, up from 50.9% in 2022.

~$48,100
Median household income for Houston renters in 2024, the lowest among the 10 largest U.S. cities, against a median rent of about $1,400 a month.
+90,000
More renter households in the City of Houston in 2024 than the year before, a 7.5% jump, while the number of homeowners fell by nearly 13,500.
17 per 100
Only 17 affordable, available rentals exist for every 100 extremely low-income renter households in the Houston metro, a shortfall of 209,630 homes.
$2,400
Average cost just to move into a Houston apartment, before monthly utilities and internet.
$629/mo
Average rent PadSplit members pay for a furnished private room in Houston, with utilities and internet included and move-in costs as low as $129.

Ways we can buy

Flexible terms can help a seller net more or move faster

Subject-to

We take over the seller's existing mortgage payments, which can help when the loan has a low rate or the seller needs out quickly.

Seller financing

The seller acts as the bank and receives monthly payments with interest, often for a better overall price.

Morby Method

A mix of a traditional loan and seller financing, so the seller gets meaningful cash at closing plus payments over time.

Conventional purchase

When a straightforward deal is the best fit, we're happy to do that too.

Our mission
325

Our goal is to house 325 people in affordable co-living homes.

This is our Mount Everest. A good, affordable place to live gives people stability, and stability gives them room to save, work toward something, and reach a better position in life. Building these homes is how we give back.

We're at the start of the climb. We'll share the progress, and the lessons, openly in our newsletter.

People housed so far: 0 of 325. The climb starts here.

Honesty

Straight answers to sellers, agents, partners, and residents, even when the answer is no.

Care

Clean, safe homes and an owner who treats residents with respect.

Long-term thinking

We buy to hold, so we take care of the homes and the neighborhoods they're in.

Giving back

Every home is a step toward 325 people living better.
